Alberto’s Lodging House shall be referred to as “The Property” from here onwards. By confirming the accommodation booking with a down payment and/or receiving a confirmation number, GUEST acknowledges receipt of the Terms and Conditions, referred to as T&Cs, concerning the use of accommodations, and agrees to adhere to and be bound by them. The reservation fee is non-refundable, non-transferable and non-convertible.
The remaining balance and security deposit shall be due upon check-in unless otherwise stated by the Property. Failure to arrive does not extinguish the guest’s obligation to settle confirmed reservation charges under the No-Show Policy.
Standard reservations may be confirmed with a 50% deposit unless the Property requires full advance payment based on booking history, outstanding balances, previous no-shows, cancellations, or booking policy violations.
The Property reserves the right to decline check-in, extensions, modifications, or future reservations in cases involving unpaid balances, repeated no-shows, abusive conduct, suspected fraudulent activity, or violations of these Terms and Conditions.

Security deposit is a fee collected for unforeseen charges. Its full amount or remainder is refundable upon check-out.
Bringing in personal electronic appliances such as refrigerators, flat irons, or similar devices is subject to additional charges.
A corresponding charge of PHP3,000 may be applied to the head guest’s account if anyone from the guest list is found smoking in non-smoking areas, or if the assigned room(s) show evidence of cigarette smoke or cooking-related smoke inside the unit.
Any additional charge, damage or loss to property, and other incidentals shall be charged to the security deposit. If the additional charges and cost of repair/replacement are greater than the security deposit, the GUEST must settle the full amount due before check-out.
As a standard business response to economic changes, the rates may change without prior notice.

No special rates for children. Rates are based on the number of floor mattresses being utilized in the room
Senior Citizen and PWD discounts shall not stack with other active discounts and are therefore only applicable to published room rate per qualified person.
The computation is as follows:
Discountable/Qualified Amount, in Pesos = published Room Rate/number of guests
Amount of Discount, in Pesos = discountable amount x number of qualified persons x 0.2
Confirmed reservations are considered blocked inventory and are therefore strictly non-refundable and non-modifiable unless approved in writing by the Property.
As a courtesy, the Property may allow cancellation or modification requests made within two (2) hours from booking confirmation, provided the reservation is not for same-day check-in. Any approved cancellation under this courtesy period shall remain subject to the forfeiture of the reservation fee.
Failure to arrive on the scheduled check-in date without an approved cancellation or modification shall be treated as a NO SHOW. In such cases, all reservation charges and unpaid balances shall remain due and payable in full.
In case of cancellation, shortening of stay, no-show, or unapproved booking modification, all reservation charges and unpaid balances shall remain due and payable in full.
Requests for booking modifications, including changes in dates, guest details, or length of stay, shall remain subject to the Property’s sole written approval and operational availability.

Any exception or courtesy accommodation extended by the Property shall remain purely discretionary and shall not constitute a waiver of these Terms and Conditions.
The rates cover accommodation fees that vary according to the number of occupants, rooms, and length of stay.

For arrivals later than 10pm, please make sure to provide us with a local, active mobile phone number so we can contact you as needed.
Guests who are not registered (not staying overnight) may stay at the house for a maximum of 5 hours.
If the stay of unregistered guests exceeds the permitted duration, a corresponding visitor charge of PHP1,120 net per person shall apply.
Only 6 visitors per day at the Family Room and 3 visitors per Standard Room, are allowed per day. Curfew for unregistered guests is at 8:00 PM, at which point the visitor/s will have to exit the property.
The accommodation fee only covers the staycation requirement of registered guests. If Alberto's will be used as a wedding preparations venue and there will be entry of suppliers and wedding guests, there is an entrance fee of PHP100 per person. This applies to all guests who are not staying overnight in Alberto's Lodging House. An accomplished guest list must be submitted at least 3 days prior to check-in. Failure to submit will result in the denial of entry of suppliers, equipment and wedding preparations guests. For security purposes, identity will be verified upon entry.
Upon arrival, guests must proceed to the Main Lobby to register and present a valid ID .
Kindly coordinate the preparation of your meals with the staff. You may use our kitchen, which is a common area, for a fee. Smoking and cooking are prohibited inside the rooms.
No open flame, nailing, taping, etc. are allowed on the villas’ interior and exterior
Any damage/loss to the property will be charged to the guests and deducted from the security deposit.

Should you like to take home Alberto's towels, pillows, linens, etc. as souvenir, they may be purchased via the Front Desk. Otherwise, any missing item will be charged to the security deposit.
No cooking inside the unit/room. You may use our common kitchen adjacent to the main building.
Evidence of smoking or cooking inside rooms, including physical traces, odor, residue, or related findings, may result in corresponding penalties and charges at the Property’s discretion.
Smoking, e-cigarettes not exempted, is strictly prohibited in common areas (this includes patios, common kitchen, parking area, front desk/office) and inside the Family Room and Standard Rooms. Guests can smoke in the pavilion, our designated smoking area, where guests may also grill.
Please be advised that for the safety of our valued guests and consequently, to implement our No Smoking Policy, we will be closely monitoring our security cameras.
It is within the Property’s discretion to determine whether a violation of the smoking policy has occurred based on available evidence and findings.
Excessive electricity consumption due to constant running of the AC even when there’s no one inside the room will be charged an additional fee of PHP30 per hour. Number of hours will be counted from the moment the last person in the room leaves the unit. Should the host/staff see this as a safety issue at any given time during your stay, if none of the guests is inside the unit and the AC is suspected to be left turned on, the host/staff will, with or without the guests’ permission, enter the room to turn off the AC or check for its status.
No parties or loud music beyond 9:00PM. Ask the host for permission if you want to hold a private party inside the property.
Please return keys upon check-out; lost key sets will be charged accordingly.
This process is completed when the following are satisfied –
Pets are welcome but for the comfort and safety of all guests –
❶one-time cleaning fee : PHP500
❷pet fees : PHP200 per pet per night
❸incidentals : PHP2,000 regarded as additional security deposit; fully refundable upon check-out if no damage/loss is made to the property and no excessive cleaning is required.
The fees will cover the routine disinfection after pet/s have checked out. It likewise covers any damages incurred which may include, but are not limited to, destroyed plants, damage to landscaping, stained bedding, stained linen, scratches on the furniture, scratches on the floor, infestation, extra cleaning that may be required, and/or lost revenue charges while the unit is out of service due to cleaning and repairs. The fee Is non-refundable, non-convertible and non-transferable. If losses or damages are more than the disinfection fee, GUEST will have to pay for the cost of repair or replacement.
12. The Management reserves the right to require room changes, removal of pet/s from the property, refuse or discontinue service without refund if, in the Management’s sole discretion, the pet is considered dangerous, unhealthy, disruptive, or has caused damage/loss to the property.
13. The GUEST agrees to indemnify, hold harmless and defend the Management, its owners, and employees from any and all liability, claims, losses, costs and expenses including reasonable attorney fees arising out of or relating to any claim for personal injury or property damage caused by or attributed to their pet/s.
Canceling the reservation at least 15 days prior to check-in date will forfeit the reservation fee as follows:
PHP1,000/night - Family Room bookings
PHP500/night - Standard Room bookings
The reservation fee is included in the first payment, which is 50% of total bill upon contract signing; is non-refundable, non-transferable and non-convertible.
Confirmed reservations are strictly non-refundable and non-modifiable unless approved in writing by the Property. In case of cancellation, no-show, shortening of stay, or unapproved modification, all reservation charges and unpaid balances shall remain due and payable in full.
If rescheduling reason is due to an escalated community quarantine level or “Acts of God” such as typhoons, earthquakes, or personal emergencies, then we will allow for rescheduling but only within 1 month of the original booking date; subject to room availability. All Fridays, Saturdays, and Sundays will only be available for regular booking. Proof for personal emergencies is required and is subject to Management’s approval. Booking can be rescheduled within 30 days after the original check-in date. Only one rescheduling can be allowed. In excess, booking will be cancelled and all payments made shall be forfeited.
Standard check-in time is from 2:00 PM to 11:00 PM. Guests are encouraged to provide their estimated time of arrival (ETA) for a smoother check-in process. Guests expecting to arrive later than 8:00 PM must notify the Property in advance.
Upon check-in, the head guest shall:
Reservations may be marked as a NO SHOW after 11:00 PM if the guest fails to arrive and no prior notice of late check-in has been received by the Property.
Confirmed reservations are considered blocked inventory. Accordingly, guests marked as a NO SHOW shall remain liable for the full reservation amount and all unpaid balances regardless of actual check-in or room usage.
GUEST agrees that Alberto’s may use publicly available information and media obtained hereof for marketing and any other related services by the property, as guided by the Data Privacy Act of 2012.
No illegal, immoral, scandalous, dangerous, rowdy, or gambling activity shall be allowed within the property. Bringing of deadly weapons, illegal paraphernalia, flammable materials, prohibited drugs, explosives, hazardous and toxic items, and all other items or goods of a similar nature is prohibited. Likewise, the use of and/or the flying of “sky lanterns” are not allowed.
Unruly and rowdy behavior of guests and suppliers are prohibited. Alberto’s Lodging House reserves the right, after prior advice to GUEST, to expel such guests and/or suppliers from the premises. Such may also be grounds to withhold service or in grave cases, be deemed a cancelation of contract.
Inappropriate behavior towards our staff or engaging in antisocial activities will not be tolerated.
The Property is not equipped with a back up power and water supply facility. Internet service is also offered as is, or as delivered by the ISP.
All utilities and systems of communication, including but is not limited to, electricity, water, and internet connection are offered as is, and without guarantee.
The guest shall indemnify the Property, its Management and Staff from any liability arising from any partial interruption or total disruption of electricity and water services, or any issues related to intermittent, slow, or no internet connection.
The Management, its owners, and employees, shall not be held liable or responsible for failure to execute arrangements specified herein directly or indirectly occasioned by or through or in consequence of war, act of foreign enemies, strikes, riots, government sanctions, blockage, a pandemic, Acts of God or conditions beyond the control of the property.
GUEST will be liable for any physical damages, legal actions, and/or loss of reputation or business opportunities that property may incur as a consequence of the actions of GUEST or any of GUEST’s visitors and suppliers at the property, and shall indemnify and hold harmless the property against any and all legal actions which may arise from GUEST’s use of the property.
ALL DISPUTES SHALL BE SUBJECT TO THE ABSOLUTE DISCRETION OF THE MANAGEMENT WHILE ADHERING TO LOCAL LAWS.
Above Terms and Conditions are effective upon confirming the accommodation booking with a down payment.
